Construction projects not requiring a building permit

There is no need for construction license or permit for small scale works for the following works to specific provisions according to the region or the building:

a) interior paint work, small door and window repairs or individual repairs for use and hygiene,
b) minor repairs or adaptations that do not alter the load-bearing structure of the building, as well as constructions required for the mobility or any kind of service for disabled or handicapped person. This does not include the construction of a lift under paragraph 2 of article 27 of Law 4067/2012,
c) exterior painting or rail replacement or repair of coatings or repair of facades without the use of scaffolding,
d) maintenance, repair, alteration and / or partial replacement of building installations and ducts,
e) replacement of interior or exterior frames and glass panes in the same opening,
f) maintenance and repair of roofs without scaffolding,
g) small soil configurations of up to plus / minus 0.80 m from the natural soil,
h) installation of air conditioners and wall mounted gas boilers for heating and hot water production in existing buildings, in accordance to paragraph 10 of article 16 of Law 4067/2012, installation of wall-mounted gas boiler array, for heating or hot water production in ground floor outdoor areas, installation of gas supply, regulation and measurement systems, such as regulators,counters and pipelines, installation of High-efficiency cogeneration systems for electricity and heat, above ground gas distribution, measurement and regulation stations according to article 17 of Law 4067/2012,
i) the installation of solar water heaters according to paragraphs 2b and 2c of Article 19 of Law 4067/2012,
j) installation of passive solar energy systems or replacement of external frames or installation or replacement of chimneys on the external facades of existing buildings, without the use of scaffolding, in the context of the 'Home saving' program, as well as installation of passive solar energy systems or replacement of external frames or the installation or replacement of chimneys on the external facades of existing buildings without scaffolding
k) installation of equipment in buildings, such as closets and pots, change, installation or removal of spacers, as well as installation of small permanent decorative and functional elements, such as statues, fountains, iconostasis, benches and tables, or temporary accommodation of animals of up to three (3) square meters in open areas of land and fields,
l) The construction of barbecues, ovens and fireplaces with their chimneys in opengrounds, provided that there is a building forresidential use, as well as in a building that has a construction license or exists lawfully, provided that the load bearing elements of the building are not used and on condition that they are independent, individual houses with a self-supporting construction.
m) construction of pergolas with or without temporary surface sunshades of up to fifty (50) sq. meters, in open areas, gardens and terraces, unless prohibited by special regulations applicable in the area,
n) constructions such as stairs, inclined levels (ramps), buttresses and benches in open areas of the plot and fields,
o) installation of temporary sunshades, blinds, pre-housing and tents,
p) layered floor covering of open areas, provided that it does not exceed 1/3 of the open space,
q) Soil formation of up to 0.80 m from the natural terrain for the purpose of improving its natural relief, using natural unbound materials such as dirt and masonry without mortar, without altering its general natural geomorphology, natural drainage of rainwater and starting points for measuring altitudes
r) constructions within a land plot for the creation of entrances to plots and stadiums, up to two and a half (2.50) meters high, up to 2.50 m wide, up to one (1.00) m in depth,
s) constructions for the placement of electricity counters at the boundaries of the land plots or within their open areas, in accordance to the applicable standards.
t) Photovoltaic systems on buildings with a system power up to 100kW.
